P. Ryan McDonald

Ryan McDonald serves as the Managing Director of Partner Valuation Advisors (PVA) in St. Louis, Missouri. Ryan oversees a team of local and regional appraisers in the Midwest and leads PVA’s national self-storage practice. 

With 20 years of experience in the commercial appraisal industry, Ryan has a broad range of expertise in the valuation of institutional commercial real estate including office, retail, industrial, multi-housing, self-storage, seniors housing, hospitality, mixed-use, residential subdivisions, renewable energy properties, and going concern valuations of complex assets. 

Ryan handles various national client accounts and is regularly involved in national portfolio originations and management. Ryan has deep real estate valuation ties with major financial institutions, pension funds, REITs, insurance companies, and hedge funds. Ryan has also provided expert testimony in litigation assignments and tax appeal cases.

Lana Lenovitz

Lana Lenovitz serves as Managing Director of Partner Valuation Advisors. Ms. Lenovitz has over 18 years of commercial real estate appraisal experience appraising office, industrial, retail, multifamily and special use assets.  In her current role, Ms. Lenovitz is focused on performing various appraisal and consulting services for commercial asset valuations, client communications, appraisal review, property inspections, staff support for certified appraisers, and mentoring junior appraisers. 

Ms. Lenovitz has worked in the commercial real estate industry since 2005, primarily in commercial real estate appraisal and valuation. Her background includes the valuation of real estate for multiple applications, including market value appraisals, portfolio valuations, investment advisory services, partial interest valuations, and market rent studies. She has experience valuing a variety of property types, including industrial warehouses, flex properties, manufacturing facilities, truck terminals, automobile service stations, automobile dealerships, car washes, self-storage facilities, restaurants, retail shopping centers, triple net properties, senior housing facilities, skilled nursing facilities, medical and general office buildings, multifamily properties, hospitality properties, and development sites. 

Prior to joining Partner Valuation Advisors, Ms. Lenovitz served as Managing Director at JLL Valuation Advisory from 2017 to 2023. Prior to joining JLL in mid-2017, Ms. Lenovitz served as Associate Director at Integra Realty Resources (IRR) in Baltimore. 

Kenneth Jaggers

Kenneth Jaggers is Managing Director for Partner Valuation Advisors and operates from Kansas City. Mr. Jaggers has over 30 years of commercial real estate appraisal, consulting, and loan underwriting experience. For the past 20 years, Mr. Jaggers has led teams of professionals providing appraisal and consulting services for some of the largest portfolio, acquisition, and infrastructure assignments in the region.

Mr. Jaggers has completed assignments of commercial properties of all types, primarily for institutional investors, banks, and private owners/developers. His expertise is in large and/or complex assignments for discerning clients and intended users.  Areas of specialty include statutory compliance, highest and best use and feasibility analysis, and disposition consulting. Recently Mr. Jaggers completed the appraisal of two portfolio transactions industrial, mixed-use, retail, office, and development land comprising 35 and 46 properties.  Other recent projects include two vacated corporate headquarters, an art gallery in the Flint Hills, and an infrastructure project totaling +/-20 property in the Kansas City MSA. Lenders, owners/developers, public entities, attorneys, and investors look to Mr. Jaggers for his experience and expertise.

Prior to joining Partner Valuation Advisors, Mr. Jaggers was Managing Director at JLL Valuation Advisory, and prior to that Integra Realty Resources.

Erik Hill

As Managing Director for Partner Valuation Advisors, Erik Hill oversees the firm's growth in the Dallas market. He also serves as National Practice Lead for the Healthcare and Life Science practice. 

Mr. Hill brings 17 years of commercial real estate experience to his role at Partner. The array of valuation and advisory services he delivers includes real property and going-concern appraisals, fair market rent studies for lease negotiation and Stark compliance, purchase price allocations for FASB ASC 805 and ASC 820 compliance, and other consulting services. Mr. Hill was named as one of GlobeSt. Real Estate Forum's Fifty Under 40 in 2022.

Prior to joining Partner, Mr. Hill served as Managing Director and National Sector Lead of Healthcare and life Science at JLL Valuation Advisory. His focus included valuation consulting for hospitals, medical office buildings, surgery centers, imaging centers, behavioral hospitals, substance abuse treatment centers, labs, GMP/cGMP facilities, and others. Before joining JLL in 2016, Mr. Hill served on the National Healthcare Practice at Integra Realty Resources in Dallas. Before launching his career in appraisal, Mr. Hill spent ten years as a commercial real estate broker with Coldwell Banker Commercial in Waco, TX where he was involved in sales, acquisitions, and leasing of retail, office, industrial and multifamily properties.

Ross Friedman

Ross Friedman serves as Managing Director of Partner Valuation Advisors. In this role, Mr. Friedman will lead the New York Tri-State practice for all Core 3 assets (Industrial, Office, Retail).  Mr. Friedman has over 12 years of commercial real estate appraisal experience appraising office, industrial, retail, multifamily, and special-use properties. 

In his prior roles, valuation and consulting assignments have included investment-grade properties in the local, national, and international markets for commercial lending, financial reporting, portfolio valuation, tax purposes, litigation, and due diligence.

Throughout his career, Mr. Friedman has significant experience working on large-scale projects including multi-story Class A Offices on Madison Avenue, million-square-foot industrial properties in the Tri-State region, and hundreds of lease valuations for dental offices, fast food restaurants, and retail stores.  He has assisted clients and communicated with auditors regarding the valuation of the national portfolio of assets on a quarterly and yearly basis to ensure the highest standard of quality and timely results. 

Prior to joining Partner Valuation Advisors in May 2023, Mr. Friedman served as Executive Vice President and Tri-State Leader at JLL Valuation Advisory from 2021-2023 where he was responsible for establishing and developing the Tri-State region in Core IV assets (Office, Industrial, Retail & Multifamily).  From 2016-2021, Mr. Friedman served as Director of BBG, Inc. where he led the National Operations for the Financial Reporting practice.  From 2010-2016, Mr. Friedman worked for RSM US LLP (Accounting Firm) and Citigroup (Financial Institution) in the New York region.

Creighton Cross

Creighton Cross has over 18 years of commercial real estate experience valuing and advising on residential and commercial assets, including subdivision developments, office, retail, multi-family, as well as specialty properties in the Southeast. 

Mr. Cross has fostered deep real estate valuation ties with major financial institutions, pension funds, and insurance companies. In addition to the traditional financial sector, Creighton has experience as an expert witness for non-lending assignments.  Having received his MAI designation in 2012 and AI-GRS designation in 2016, Mr. Cross has focused his work on complex assets and growing his business into an industry leader. 

Prior to Partner Valuation Advisors, Mr. Cross was Owner/President and Chief Appraiser at Braun & Associates, Inc. In this role, Mr. Cross focused on both residential and commercial projects and training appraisers to become the next generation of valuation experts.

Brian Chandler

Brian L. Chandler serves as Senior Managing Director for Partner Valuation Advisors. In this role, Mr. Chandler participates in the national leadership of the firm and directs the Raleigh, North Carolina team. He also serves as National Practice Lead for Seniors Housing which is focused on conducting appraisals, market studies, large portfolio engagements, and consulting assignments for Seniors Housing and Healthcare properties nationwide. 

With over 30 years of commercial real estate experience, Mr. Chandler offers extensive experience in the preparation and desk review of consulting and valuation reports, market studies, and cash flow analysis reports for owners and developers, insurance companies, pension fund advisors, governmental agencies, commercial lending institutions, and investment companies experience.  In addition to his valuation experience, Mr. Chandler brings a rich perspective from his experience in real estate brokerage, tenant representation, and asset management.  

Prior to Partner Valuation Advisors, Mr. Chandler served as Managing Director for JLL Valuation and Advisory, overseeing the Seniors Housing and Healthcare teams for over six years. Earlier in his career, Mr. Chandler served in various Managing Director/Partner roles at a national valuation firm in Dallas, Texas.

Erica Butler

Erica Butler, MAI is the Executive Vice President for Partner Valuation Advisors for North and South Carolina. 

Licensed in North Carolina, South Carolina, and Virginia, she has experience appraising industrial, multi-tenant office and retail buildings, adaptive reuse properties, easement valuation, childcare centers, shopping centers, and special use properties such as religious facilities, schools, and racetracks.

Owen "Chip" Ard

Owen S. Ard serves as Managing Director for Partner Valuation Advisors, as well as the national co-leader of the Affordable Multi-Family Housing team. Actively engaged in real estate valuation and consulting assignments since 1984, Mr. Ard has performed appraisal services consisting of narrative and summary real estate appraisals, ad valorem tax protests, consulting, litigation support services, market and feasibility studies, reviews, market study analyses and appraisals in connection with the allocation of state and federal tax credits. He also specializes in valuation and market studies for use in HUD Multi-Family Accelerated Processing (MAP) program, the federal Low Income Housing Tax Credit Program, and various other affordable housing programs. Mr. Ard has an extensive history with all types of real estate property valuation, including office, retail, industrial, and hospitality, but has specialized in various affordable housing programs for many years. Clients served include corporations, law firms, financial institutions, investment firms, and private/public agencies. 

Prior to joining Partner Valuation Advisors, Mr. Ard served as National Head of Affordable Multi-Family Housing at JLL Valuation Advisory, overseeing the national team as well as the Tulsa and Oklahoma City offices. 

Mr. Ard is currently the President of the Oklahoma Coalition of Affordable Housing, a non-profit organization of affordable housing professionals promoting education, legislative action, professional training, information resources, and network building in the affordable housing industry. The mission of the Coalition is to promote and facilitate the availability of quality, safe affordable housing to Oklahoma residents.

Eric Enloe

Mr. Enloe directs valuation and consulting engagements related to a wide variety of property types for national institutional assets and portfolios. His broad range of experience in valuation and analysis includes retail, office, industrial, multi-family, development land, manufactured housing, regional malls, hotels, self-storage, and educational facilities.

Through the course of his career, Mr. Enloe has fostered deep real estate valuation ties with major financial institutions, pension funds, REITs, hedge funds, and insurance companies. He also provides advisory services to owners and developers, including asset disposition and purchase due diligence.

Prior to launching Partner Valuation Advisors, Mr. Enloe headed JLL’s commercial valuation platform in the United States, where he was involved in national portfolio originations and management, tailoring client solutions to meet the demands of the largest real estate companies in the world. An award-winning leader, Mr. Enloe recruited and supervised valuation professionals in markets across the country: New York, Chicago, San Francisco, Los Angeles, Dallas, Houston, Seattle, St. Louis, Kansas City, Phoenix, Pittsburgh, Columbus, Detroit, Oklahoma City, Washington D.C., and Austin. Under his direction, the valuation advisory tripled revenue over a five-year horizon, setting new standards for client care.

Earlier in his career, Mr. Enloe served in various leadership roles for more than 18 years at Integra Realty Resources in the Midwest, including growing the Chicago office into the largest capital markets valuation office in the company. He earned a bachelor’s degree from the University of Notre Dame and holds appraisal licenses in 50 states, is a member of the Counselors of Real Estate and is a Fellow of the Royal Institute of Chartered Surveyors.
