Trey Sawyer

Trey Sawyer serves as a Vice President of Partner Valuation Advisors. In this role, Mr. Sawyer focuses on appraisal and consulting assignments for the valuation of multi-family assets, with a specialization in all types of affordable housing, nationwide.

Mr. Sawyer has valuation experience in affordable multi-family real estate for a variety of clients. His focus and experience include Low Income Housing Tax Credits (LIHTC), HUD, Freddie and Fannie agency debt, conventional apartments, complex mixed-use developments, and portfolio valuation. Valuations have been prepared on proposed, partially completed, renovated and existing structures.

Prior to joining Partner Valuation Advisors, Mr. Sawyer served as an analyst at JLL Valuation Advisory from 2021 to 2023.

James Burgwald

James Burgwald currently serves as a Senior Vice President with Partner Valuation Advisors. Mr. Burgwald is based in Chicago and has more than seven years of national commercial real estate appraisal experience appraising office, life sciences, retail, mixed-use, multifamily, residential condominiums, special purpose, and land assets. Mr. Burgwald has vast experience in modeling assets with complex rent rolls, land residual analyses for master planned developments, and highest and best use analyses for potential redevelopments of existing assets.

Mr. Burgwald currently focuses on the valuation of office assets. Significant past assignments and experience includes Chrysler Building (New York, NY); 110 North Wacker (Chicago, IL); Old Post Office (Chicago, IL); Lincoln Yards North (Chicago, IL); significant portions of Hudson Yards (office, residential, retail – New York, NY); and, Allston Labs (life sciences, Boston, MA). Other non-office appraisal and consulting experience of note includes Central Park Tower (New York, NY); the preparation of four, quarterly investment models for a prominent REIT for SEC-required reporting purposes; and, real estate valuation for buy-side diligence utilized for the recapitalization of a national developer.
Most recently prior to Partner Valuation Advisors, Mr. Burgwald was a Senior Vice President at JLL, focusing on the valuation of office assets. Prior to JLL, Mr. Burgwald was an analyst with Integra Realty Resources

John Schaaf III

Experience Summary
John Schaaf serves as a Senior Associate of Partner Valuation Advisors New York Office. Mr. Schaaf has over two years of commercial real estate appraisal experiences appraising office, industrial, retail, and special-use properties. In his prior roles valuation and consulting assignments have included investment-grade properties in the local, national, and international markets for commercial lending, financial reporting, portfolio valuation, tax purposes, litigation, and due diligence.

Throughout his career, Mr. Schaaf has significant experience working on large-scale projects including multi-story Class A Offices on Madison Avenue, million-square-foot industrial properties in the Tri-State region, and hundreds of lease valuations for dental offices, fast food restaurants, and retail stores. He has assisted clients and communicated with auditors with the valuation of national portfolio of assets on a quarterly and yearly basis to ensure the highest standard of quality and timely results.

Prior to joining Partner Valuation Advisors in June 2023, Mr. Schaaf served as Senior Analyst at JLL Valuation Advisory from 2021-2023.

Steve Schuman

Steve Schuman, Vice President for Partner Valuation Advisors, LLC (Partner) and based in St. Louis, MO, is a real estate professional and urban planner with over 16 years of expertise in real estate, planning, and economic development consulting. His career has been marked by a deep commitment to urban and historic redevelopment, coupled with a profound understanding of the intricate opportunities and challenges within these domains.

Before his current role at Partner, Mr. Schuman was Vice President at JLL Valuation Advisory Services. Prior to that, he was an Associate and Senior Real Estate Strategist at Development Strategies, Inc.

Stacey Costello

Stacey Costello serves as a Senior Vice President for Partner Valuation Advisors.  Ms. Costello has extensive experience in the valuation of regional shopping malls, lifestyle centers and power centers located throughout the continental U.S. Additional retail assignments have ranged from freestanding retail assets to neighborhood/community centers. Her experience also includes the valuation of proposed developments, redevelopment projects and distressed assets. Clients served include commercial banks, law firms, governmental entities, pension fund advisors, REITs, life insurance companies and individual investors. Ms. Costello has more than 10 years of experience as an appraiser within the real estate valuation and advisory services sector. Prior to Partner Valuation Advisors, 

Ms. Costello worked at Jones Lang LaSalle and CBRE.

Shawn-James O’Connor

Shawn-James O’Connor serves as Executive Vice President within Partner Valuation Advisors. He has specialized in senior housing and health care for 23 years working on valuation and consulting engagements related to a wide variety of seniors housing and health care properties, including nursing homes, assisted living facilities, independent living facilities, CCRCs, acute care hospitals, ambulatory surgery centers, and medical office buildings.

Mr. O’Connor has experience in conducting market/feasibility studies, FNMA regulatory compliance and management consultant reports, Fair Market Value of Debt reports, HUD/FHA along with Fannie Mae and Freddie Mac compliant reports, and valuation services on more than 2,000 existing, proposed, and shuttered seniors housing and health care assets in 49 states, the District of Columbia, and Canada.

Since 2008 he has provided hundreds of in-depth, comprehensive appraisals nationally with regard to multi-level care retirement campuses; CCRCs comprising entry-fee and lifecare components often focusing on the asset’s unique economic and functional obsolescence.

Since 2016 he testified as an expert witness on behalf of petitioners (including Brookdale Senior Living; Bonaventure Senior Living; Vi Living; and Spectrum Retirement in front of Colorado’s State Board of Assessment Appeals Court; Arizona’s State Board of Equalization; and Missouri’s Board of Equalization.

Shane Nicholson

Shane Nicholson serves as Vice President at Partner Valuation Advisors. Mr. Nicholson has over five years of commercial real estate appraisal experience. Throughout Mr. Nicholson’s appraisal career, he has appraised industrial, office, retail, and multi-housing assets across the United States. Over the past several years, Mr. Nicholson has begun to specialize in appraising manufactured housing communities (MHC) and conventional multi-family assets. Mr. Nicholson has significant experience in appraising manufactured housing communities (MHC) across the United States. Mr. Nicholson also has experience leading and appraising large national portfolios. Mr. Nicholson is proficient in Discounted Cash Flow analysis including Argus Enterprise. Along with Mr. Nicholson’s appraisal experience, he has managed and mentored numerous members of his team and has been a top appraiser at his prior firm for the past two years.

Prior to Partner Valuation Advisors, Mr. Nicholson served as an Associate at JLL Valuation Advisory from 2017 – 2022. Prior to JLL Valuation Advisors, Mr. Nicholson worked as an Intern at Iowa Appraisal and Research Corporation from 2016 – 2017.

Mr. Nicholson is a graduate of Drake University and is licensed in Iowa and Illinois.

Patrick McCrae

Patrick McCrae serves as Director of Partner Valuation Advisors.  Mr. McCrae has over 18 years of commercial real estate experience appraising retail, office, industrial, multifamily, hotels, and special-use assets throughout the United States.  For the past 15 years, Mr. McCrae has specialized in the appraisal of seniors housing properties.  Additional experience includes preparation and desk review of consulting and valuation reports, market studies, and cash flow analysis reports for owners/developers, insurance companies, pension fund advisors, government agencies, commercial lending institutions, and investment companies.  Mr. McCrae has also provided litigation support services and has been deposed as an expert witness relating to the valuation of seniors housing assets.

In addition, Mr. McCrae was appointed for several years as a Special Magistrate for the Value Adjustment Board of Hillsborough County, Florida.  In his role as Special Magistrate, Mr. McCrae provided over tax appeal hearings and provided written recommendations to the Value Adjustment Board in compliance with Florida Statutes regarding ad valorem taxation.

Prior to joining Partner Valuation Advisors in 2023, Mr. McCrae spent six years as a Senior Director at JLL Valuation Advisory focused on the valuation of seniors housing assets.  From 2005 -2017, Mr. McCrae served as a Director of Integra Realty Resources – Tampa Bay.
