Partner Valuation Advisors recently completed a qualification analysis examining properties and public rights-of-way within Kansas City’s Crown Center area, where a new Kansas City Royals stadium and surrounding redevelopment have been proposed.
The analysis evaluated existing property and infrastructure conditions against Missouri’s statutory criteria for blighted and conservation areas. Findings included extensive functional and economic obsolescence and deteriorating conditions among several criteria that constitute an economic or social liability, delay the provision of housing, or are detrimental to public health, safety, or welfare.
Kenneth Jaggers, MAI, Managing Director at Partner Valuation Advisors, presented the findings to the Economic Development Corporation of Kansas City TIF Commission and the Kansas City Council Finance Committee as city leaders considered the proposed redevelopment and associated Tax Increment Financing plan. Partner’s analysis has since received coverage from several Kansas City media outlets, highlighting the role that independent real estate analysis can play in evaluating existing conditions and informing complex redevelopment decisions.
